Abstract:
This study examined the effects of planning phase on building collapse in Lagos state. The aim of
this research work is to identify the planning process used in building construction, Investigate
cause of building collapse in Lagos State and assess the strategies use to curb building collapse in
Lagos State. In carrying out this research, a sample of 90 respondents from three (3) agencies in
Lagos state ministry of physical planning and urban development were used for the study.
Questionnaires and oral interview were used to collect data from respondents. The data collected
were analyzed using frequency, percentage, mean, standard deviation, mean rating, and the
hypothesis for the study was tested with chi-square (Test-statistics). The study showed that the
major importance of planning phase in building construction is to enhance the compliance with
the quality of the building project. It was further revealed that the major causes of building collapse
in Lagos state is patronage of quacks. It was found that there is awareness of existing
building/planning regulation by the stakeholder and government has policies/legislation to curbing
building collapse. The study concluded that, Proper planning phase should be carry out before
commencement of building activities qualified, building construction should be monitored by the
project manager to guarantee the use of high quality materials and only professional and qualified
project manager, builders, engineers and architects should take control of the supervision of
buildings.
