Abstract:
The major cause of rework is uncertainty. Rework is unnecessary effort of redoing processor activity that is incorrectly implemented the first time. This research assessed the causes and effects of rework with a view to enhancing effective delivery of building projects and maximizing contractors’ profit in Ekiti State, Nigeria. Three sets of population was used for this study. The first set was seven building projects funded by Tetfund from Ekiti State University,Ado-Ekiti, and Federal Polytechnic, Ado-Ekiti, since2007 when the Procurement Acts was established till 2016; the second set comprised the fourteen (14) stakeholders involved in these building projects in College of Education Ikere-Ekiti; Ekiti State University, Ado-Ekiti, and Federal Polytechnic, Ado-Ekiti, and the third set was case description of two (2) building projects; which includes construction of classrooms, offices and lecture theatres at Federal Polytechnic, Ado-Ekiti; and construction of Faculty of Science in Ekiti State University, Ado-Ekiti. The data collection instruments include: structured questionnaire, qualitative interview, and review of records and documents of selected building projects that are rework specific in physical planning units of the institutions. Mean item score was used to analysis the quantitative data collected; while the qualitative data was analyzed with NVivoII software; and Kruskal-Wallis (H test) was used for the analysis of data collected for the hypotheses. The study revealed that setting-out as a result of misinterpretation of dimension is the most common cause of rework in building work in the study area by ranking first in overall ranking with 4.21. Effect of rework on cost and time were more on framework; because of different processes involved in concrete work with 80.89% and 82.35 % respectively. Effect of rework on quality was high with 71.43%. In this prevailing time of high operating costs, increasing competition and rising users’ expectations, tertiary institutions must be more proactive in mitigating rework in development projects through adequate and timing planning from inception stage; in order to maximize project goals. Stakeholders in the tertiary institutions need to be prescient in order to give value for the money released by Tetfund for the development of their institutions.
