Abstract:
.The study carried out a comparative analysis of land use changes in public and privative housing estates in Ilorin, Nigeria.The target populations for the study were selected public and private estate as well as Kwara State Property Investment. The sampling frame of the study is the entire selected estates both public and private estates in the study area. The sample size was derived by a means of sample size reduction formulae by yarmane which resulted into 172 and 152 for Mandate 1 and Mandate 111 which are public estates while 162 and 220 households private estates i.e Royal valley estates with 162 households and Kam Abioye 220 households for Royal Valley and Kam Abioye which are private estates. Structured questionnaires were distributed to respondents while data retrieved were analyzed using both the descriptive (frequency, percentage distribution, and weighted mean score) and inferential statistics (Factor analysis and T test). The study revealed that Mandate 1 do not have other complementary land use in the approved layout and which has resulted to 12 changes of use in existing land use,. Manadate 111 also has 13 changes in land use as against the approved layout; Royal valley and Kam Abioye have 3 changes each. The major factor responsible for land use change in both public estates is poor enforcement of planning law. Factor analysis reduced factors affecting land use changes into physical, social, economic and institutional. Finding shows that there is significance difference between approved and existing land use in pubic esates while there is no significant difference between the approved and existing land use in private estate. However the independent sample T test for Mandate 1 (p = 0.0253 < 0.05), Mandate 111 is ( p=0.036<0.05) means there is statistical difference between the approved landuse and existing use while the private estates,i.e Royal Valley (p=0.617>0.05) and Kam Abioye (p=0.79>0.05).There is no statistically difference between the approved landuse and existing landuse . The study therefore recommends that Government should ensure adherence to planning policy, there should be adequate complementary land use to make a balance in land use types of any residential housing estate.
