Appropriate level of cadastral intelligence is needed to ensure cadastres are up-to-date,
respected and ultimately contributing to the economic and social development of a nation.
Computer technology plays vital roles here. Organizations are increasingly realizing the
contribution of Land Information System in organizing and managing land information as
well as decision making and service delivery. Two sets of questionnaires were designed
and necessary interviews were also conducted for this research. Ijapo Estate was visited
alongside with questionnaires and necessary interviews were conducted to acquire
information concerning each land parcels. The materials used include QGIS software,
QGIS cloud, ASP.NET, Angular Javascript, Html5, CSS, Typescript, Microsoft office
packages, Visual studio and Visual studio code applications. The important components of
land verification and mortgage registration were discovered to include land parcel
information acquired from cadastral records (cadastre), mortgage deeds documents from
banks/financial institution, governor’s consent and payment receipts. A web-based portal
was developed to allow easy flow of land information between land services and bank legal experts without need to physically visit Land services department. The research delivered
a web-based cadastre system solving the identified problems faced by banks and Land
services in the manual system of verification and mortgage registration of lands in Akure.
In this sense, factors that will limit the use of this web based system such as government
policies, non-conducive office space, inadequate computers, non-constant power supply
should be looked into before the implementation. |
