Abstract:
The study reports the result of an academic investigation of the effects of the channelization of Ala River on property values taking Adegbola/Ayedun and Isikan/Danjuma areas of Akure as case studies. Urban flooding has been a major problem in urban centres in Nigeria and in most cities of the world. Urban flooding is caused by some factors. Some of the factors are manmade while others are caused by changing climate all around the world. The study also looks into the effects of flooding on properties, property values and any other threat it may pose on people generally. The method of investigation was that of systematic sampling and the sampling frame was 140 respondents, drawn from two flood-prone areas in the town. The study describes some structural and non-structural strategies for mitigating the effect of floods on city residents and urban infrastructure. Specific recommendations on how to take the edge off the incidence of floods in Akure town are articulated in the study.
